Question 4

What warranty comes with the home?

Accepted Answer

A Stamford 10-Year Building Warranty, underwritten at Lloyd's of London. It covers defects that were not known at practical completion. Years 1 and 2 cover defects in design, plan, specification, workmanship or materials, and in that time we arrange the repair, backed by Stamford. Years 3 to 10 cover major defects to the structure and the waterproof envelope. The policy does not cover appliances, fences, landscaping, main supply services or damage from a lack of maintenance. The Building Act warranties pass to later owners.

Question 5

How do I look after the cladding?

Accepted Answer

The cladding is thermally modified Taxon timber with one coat of Scumble. It will weather to a light straw shade over time, which is normal. Wash it gently with mild detergent when needed and check it once a year for damaged or loose boards. The COLORSTEEL MAXAM roof is warranted for 40 years against perforation by corrosion.

Question 6

Accepted Answer

Rangitoto College, Westlake Boys High School and Westlake Girls High School are the zones recorded for this address. School zones change and must be checked. Please confirm the current zoning with the school or the Ministry of Education before you rely on it.

Question 7

Accepted Answer

Sunnynook Station on the Northern Busway, Rangitoto College, Westlake Boys High School, Westlake Girls High School, the East Coast Bays beaches, North Shore Hospital, Takapuna and Auckland city centre. Distances shown on this site are approximate.

Question 8

Where does the water come from?

Accepted Answer

Mains water is supplied by Watercare. The home also has a 3,000 litre rainwater retention and detention tank. A pump supplies up to 1,000 litres of stored, non-potable rainwater to the home, with an automatic changeover to mains water when the tank is low and a backflow device that protects the mains supply.

Question 9

How is the home connected to the sewer?

Accepted Answer

The home sits below the public sewer, so all wastewater drains to a DLM Wallace 1,500 litre in-ground pump station on the site. A 0.75 kW pump lifts it to a shared discharge chamber at the top of the driveway, then it drains by gravity to the public sewer. The pump station has float switches, a non-return valve and a high-level alarm. Keep the power to it on at all times, and flush nothing but toilet paper: no wet wipes, nappies, sanitary items, cotton buds, fats or grease. A qualified contractor should service it every 6 to 12 months. GoFox Plumbing installed it and is the contact if the alarm sounds.

Question 10

What does the smart switchboard do?

Accepted Answer

The Basis smart switchboard gives each of its 20 circuits separate shock protection and reports power use circuit by circuit in the Basis app, so you can see where electricity is being used. Each circuit also tests its protection continuously, and a fault switches off only the circuit it is on. The home also has an E-Lok smart front door lock and interconnected Cavius smoke alarms.
